The apartments are placed to maximize the opportunity for the majority of apartments to take advantage of the stunning views of Seine Bay and the Southern Ocean beyond.  Apartments 1 to 13 have uninterrupted views whilst apartments 14 to 18 have uninterrupted elevated views from the first floors. All apartments are two storeys with the living areas and first floor master bedrooms orientated to the views from both the Blackwood Avenue and Manning Street frontages.

This development is a mix of two and three bedroom, two storey strata titled apartments.  An internal one way road system separates the front apartments from the rear apartments and provides vehicle access to the lock up garages and entry courts to apartments 1 to 13.  The rear apartments 14 to 18 are also provided with a one way vehicle access road to the rear of these apartments to the lock up garages and entry courts.

All three bedroom apartments have a double lock up garage and store room.  These apartments have a ground floor bedroom with en-suite bathroom to accommodate elderly occupiers and two first floor bedrooms with private en-suite bathrooms.

Seine Bay Apartments 1In keeping with the maritime location of this development extensive use of cut face limestone has been used externally in combination with painted cedar weatherboards or rendered brick.  Roofs are colorbond custom orb roof decking with a ventilation ridge to promote stack ventilation.  Externally the development is fully landscaped with appropriate minimum maintenance plants and generally appropriate deciduous trees to allow winter sun into the development.

Site Considerations

The Seine Bay development is a well considered architectural solution to this stunning location in the Augusta Townsite.  The proposal is a response to the sites commanding views, the existing contours of the site, its orientation and is an imaginative yet well mannered approach to the building aesthetic within its Augusta context.

In response to the significant 9.0 metre diagonal fall across the site, from the West corner down to the East corner on Blackwood Ave and Manning Street, each apartment is stepped down 343mm along both Blackwood Avenue and Manning Street.  Similarly each apartment has an internal step down of 514mm from the dining kitchen area to the living areas.

The development has been designed to visually reinforce its main street context and is a next stage to the overall redevelopment of the super lot on the East side of Blackwood Ave between Ellis and Manning Streets.  The shopping centre development to the North was a first stage of the redevelopment of the super lot and established a theme of domestic scaled pitched gable ended roof forms which have been reinforced in this Seine Bay development and in keeping with the seaside townsite of Augusta.  The Seine Bay Apartments have a modern, yet well mannered appearance, in recognition of their overall context within this super lot.
